Must provide number of adults and/or children. The condo by-laws for owner's renting their units have an 8 person max and 25 and older age requirement. The condo also makes us turn in our renter information and sign an agreement that they understand the rules and the fines for breaking the condo rules.

This condo has 3 bedrooms.
BED 1: 2 beds here. Both queen. This bedroom has it's own large master bathroom.
BED 2: 1 Queen Bed
BED 3: 2 bunk beds.
1 is a full under, twin above.
1 is twin under, twin above.
BED 2 & 3 share a bathroom.
Sleeps 10 total but more ideal for 3 couples (adults) or 3 couples with two smaller children sharing Bedroom 1 and/or Bedroom 2. The condo has rules that owner's renting their units only allow 8 people maximums in 3 bedroom condos.

Newport Condominiums trash dumpster is located to the left of the entrance (before you turn in). Please take out your trash to the dumpster prior to leaving. Please never set trash outside the door.

We own the boat slip at dock 1, slip 18. If you have a boat or renting a boat, you are free to use this 40 foot slip. Or use it for any visitors you may have that come by boat.
Swimming off our dock is not allowed and subject to a fine. If the owners receive a fine, it is in the rental contract that the renter will agree to pay or reimburse the owners for the find charged.

1. Shawnee Bluff Winery for lunch, dinner, music, views. Call for music times. Great GF pizza.
2. Baxters and The Reserve. Higher End. Great views. Great food! Great bar too.
3. Ally Cats and Casblanca. (off strip) Both good food/music options. Famous for their pizza. Little Rizzo's too! (one off HH, one by outlet mall)
4. Lucy's for a great martini off the strip. Must experience.
5. Tucker Shuckers. Food and Music off the strip
6. Ozark Yacht Club (breakfast buffet just next door to the condo). Can walk even, if don't mind walking back up the hill on way back. It's steep! Band on Sat and Sun mornings (confirm on their web site)

3. Cocunuts Has a kid and adult pool but you're kid might get an eye full as the adult pool feels like spring break. The kid section has a slide in the lake which kids LOVE. Good food. DJ
4. Frankie and Louies beach/kid friendly/sand volleyball/bags/beach
5. Lake 13 (never drove it but might be very driveable too, can't recall)

1. Water Heater Fuse. CLEANING SERVICE WILL Flip to #19 & #20 WHEN LEAVING. It's in the laundry room.
2. Water Shut Off Lever. It's above the water heater in laundry room. It's white. CLEANING SERVICE WILL Point it up when leaving.
3. Fridge Freezer: CLEANING SERVICE WILL Turn off ice maker. Its a button above the maker
4. IF RENTER COULD, Turn to 55 degrees when leaving in winter, 78 in summer. Cleaning lady will if not.
5. In Winter, condo makes us keep kitchen sink doors open.
6. When leave, fire code requires we have all doors shut.

Newport Condo Rules .
Must sign paperwork that any violations or fines received will be reimbursed, before renting.
We will give you the code to the front door the day of the rental. This code will be changed at the end of your stay.
Please take trash (see Trash Section) out when leaving.
Please lock door when leaving using the code.
Few but most important condo rules
No Glass (or kegs, ha) at the Pool
No Swimming off the docks (too many cables & boats to be safe, sorry)
No loud music after 11pm.
Other safety/noise rules this condo is strict about monitoring will be emailed to you for signature
